In short
Payotte covers 50 states and 50 main cities (one per state), divided into 429 sectors (3 to 10 per city). 539 of 539 planned state guides are written; 50 states have all of theirs. Each sector will list one professional per trade (real estate agents, mortgage loan officers, home inspectors, real estate attorneys and appraisers): 2,145 spots. No professional is listed yet, so every spot is open; a professional asks for theirs on the Get listed page, free, with no ads and no commission.

Ask for your sector’s spot
Real estate agents, mortgage loan officers, home inspectors, real estate attorneys and appraisers: each sector of each main city has one spot per trade, 2,145 in all, and none is taken. Listing is free and never paid — no ads, no commission, no fee to rank.
What changes from one state to the next
Rules differ sharply from one state to the next: 13 states charge no state transfer tax, 6 require an attorney at closing, 6 have no seller disclosure form, 17 foreclose only through the courts and 9 are community property states.
13 No state transfer tax
Alaska, Arizona, Idaho, Indiana, Kansas, Mississippi, Missouri, Montana, New Mexico, North Dakota, Texas, Utah, Wyoming
6 Attorney required at closing

The 100 largest metro areas, every city of 100,000 or more and the next 100, by state
One city stands for each of the 100 largest metropolitan areas of the 50 states (Census Vintage 2024 estimates; Washington, D.C. is not a state and is left out). The other 261 cities and census-designated places of 100,000 residents or more follow, in order of population, then the next 100 (99,918 down to 83,625 residents). 45 states have at least one.
