Every professional — REALTOR® or real estate agent, mortgage broker, home inspector, real estate lawyer, appraiser — is scored out of 100: Google reviews, years of experience, a provincial licence checked on the public register, local presence and distinctions. The highest-rated in each sector becomes Verified (Payotte's editorial pick); when the expert confirms their own profile, it becomes Recommended. What's the difference between a "Verified" and a "Recommended" expert?
Verified: Payotte editorially names the #1 in a sector, on verified results (reviews, experience, active licence). Recommended: that same expert has confirmed their own profile. Either way, the spot can't be bought and the profile stays free — our method.
What are the closing costs and land transfer tax in Canada?
When you buy, closing costs run roughly 1.5% to 4% of the price on top of your down payment. The most variable item is land transfer tax: on a $500,000 home it ranges from about $1,000 in Alberta (no land transfer tax) to $12,950 in Toronto (provincial + municipal).
