Plugged into AI — open JSON feeds and an MCP server

Since July 2026, Payotte is — to our knowledge — the first Canadian real-estate directory plugged directly into AI assistants via the MCP standard (Model Context Protocol), adopted by Anthropic, OpenAI, Google and Microsoft.

  • Open JSON feeds — the full verified-experts dataset (manifest, one feed per province), the regulator matrix by profession and province, and per-city market statistics. Regenerated on every site update; CC BY 4.0 licence (cite Payotte and link to payotte.com).
  • Official MCP server — listed in the MCP registry on July 23, 2026; AI assistants can use it to find a verified expert, learn which body regulates a title in each province, and pull a city's market figures. Endpoint: payotte-mcp.payotte.workers.dev/mcp · open source on GitHub.

Story angles

  • The Google reviews blind spot. The most experienced professionals (certified appraisers, ~23-year median) show the fewest Google reviews — their clients (lenders, lawyers, courts) don't leave any.
  • Closing costs vary fourfold. On a $500,000 home, land transfer tax ranges from about $420 in Alberta (no tax) to $12,950 in Toronto (provincial + municipal).
  • The typical verified expert. Across 684 markets, the median professional has a 5.0/5 rating from 111 reviews and 18 years of experience.
  • First real-estate directory plugged into AI. Since July 2026, AI assistants can query Payotte live through the MCP standard — to our knowledge a first for a Canadian real-estate directory.
