Payotte Barometer 2026: a portrait of Canada’s verified real-estate expert

Among the 630 best-verified real-estate experts across Canadian markets, the median professional is a 18-year veteran with a strong reputation (median score 80/100). But the average hides two large gaps: one by profession (home inspectors have 10× more Google reviews than certified appraisers) and one by province (8 points between the top and bottom of the ranking).

A. The composite portrait: a well-reviewed veteran

The idea of a directory full of newcomers is wrong. The expert Payotte selects in each sector shows a median 18 years of experience, a median score of 80/100 and a solid online reputation (~99.5 median Google reviews). Of 630 published profiles, 497 reach the "Verified" tier (≥ 70/100) and 56 were confirmed directly by the professional. National coverage reaches 98% of slots (sector × profession).

B. The gap by profession

This is where the average misleads. The median home inspector has 182.5 Google reviews; the certified appraiser, only 18 — despite being the most experienced (22 median years). Appraisers aren't worse: they work B2B (lenders, lawyers, courts), a world without Google reviews. We devoted a full study to this.

C. The provincial ranking

The median score of verified experts varies by province. Top: Alberta (84/100). Bottom: Quebec (76/100). An 8-point spread — modest but real, and driven mostly by how much public data each jurisdiction publishes.

Methodology

Sample: the best-verified expert per market (one per city × sector × profession), published — 630 profiles. Scores /100 combine Google reviews (35), experience (30), active licence on the register (15), local presence (15) and a bonus (5). Medians computed over profiles where the data is public and verifiable. Captured: 2026. No invented or extrapolated data; every figure is reproducible from the profiles. This is not a random survey of the profession — it's a portrait of the experts Payotte selects.

FAQ

Do these figures represent every broker/appraiser in Canada?

No. They cover the 630 experts Payotte selects — one per sector, the best-verified. It's a portrait of the "best of each market", not a profession-wide average.

Why do certified appraisers have so few Google reviews?

Because they work B2B — lenders, lawyers, courts — who don't leave Google reviews. It's not a sign of low quality, just a different reputation channel.
