How the list is built

Transparent, verifiable, never for sale
01
Scored out of 100, public criteria
Google reviews (35) · age of the business (30) · verifiable title (15) · local presence (15) · bonus (5). Listed at 70/100 and up, "partial" from 50 to 69, below 50 the spot stays empty. The same calculation for everyone.
02
Public, verifiable sources
CCI professional card (carte T), appointment orders published on Légifrance, ORIAS register, surveyor certifications, the Order's roll. A title is called "verified" only if it was read at the register; otherwise it is declared, and verifiable by you.
03
Independent and free
No ads, no commission on your transactions, no spot can be bought. A profile below the threshold is not published: the spot stays empty rather than badly filled.

Titles verifiable with the official registers — the status of the title is shown on every profile

Frequently asked questions

Everything about Payotte in France
How does Payotte choose the professional in each area?

On a public 100-point scale, the same for everyone: Google reviews (35), age of the business (30), verifiable professional title (15), local presence (15) and bonus (5). One professional is listed per trade and per area. From 70 points the profile is listed, from 50 to 69 it is published as "partial", below 50 the spot stays empty. The 85-point tier requires at least 10 reviews and a rating of 4.0 out of 5. The scale in detail (in French).

Is the professional's title verified?

Each profile says so. "Verified at the register" means Payotte read the number at the source (CCI professional card, ORIAS, directory of certified surveyors, appointment order published in the Journal officiel, Order's roll). Otherwise the profile says "title declared by the professional, verifiable with…" and links to the body where you can check it yourself.

Where do the property prices come from?

From recorded sales: the DGFiP's "Demandes de valeurs foncières" (DVF) database, under the Licence Ouverte, data to the end of 2025. Payotte publishes median prices per m² for 200 cities, their arrondissements and official neighbourhoods; a cell with fewer than 10 sales is not given a figure.

How much are notary fees in France?

For an existing home, regulated fees range from 6.31% to 7.54% of the price depending on the département (for €300,000): €22,609 for a €300,000 home in Paris (7.54%). Most of it is transfer duty, whose departmental rate is listed by the DGFiP for all 100 départements. Notary fees by département.

Can a professional pay to be listed?

No. No spot can be bought: the ranking follows the scale, applied the same way to everyone. Payotte takes no commission on transactions and sells no advertising.

How can a profile be corrected or removed?

The professional concerned can ask for a correction or for the removal of their profile at any time. Remove or correct a profile (in French).
