How much homes cost in Louisville

The Census Bureau’s American Community Survey (ACS) asks owners how much they think their home would sell for. The median of those answers is a useful benchmark, but it is not a sale price: it covers every owner-occupied home, including homes bought long ago. Our page on Kentucky home prices explains the method in detail. “Louisville” here is the Census geography “Louisville/Jefferson County metro government (balance).”

Prices in the Louisville area rose slightly faster than the national index over the past year and about the same over five years.

Closing costs at the median price

On top of the price, buyers and sellers pay closing costs: lender fees, the appraisal, the survey, recording fees and title insurance, plus the transfer tax paid by the seller. Several of these depend on the loan and on the providers you choose, so there is no single official figure. Our guide to closing costs in Kentucky lists the government-set lines and works through a Louisville example, and our page on whether you need an attorney explains who prepares the deed.

The Jefferson County Property Valuation Administrator (PVA) values property as of January 1 and publishes the final rates. The latest schedule posted when I checked is the final 2025 schedule, and the Department of Revenue has set the 2026 state rate at 10.3 cents per $100.

A worked example

Take a home assessed at the Louisville median, $241,700, with no exemptions. At the 2025 rates:

  • inside the Urban Services District: $241,700 ÷ 100 × 1.260 = $3,045 a year, or about $254 a month;
  • outside it, with no fire district: $2,274 a year.

Kentucky’s homestead exemption is $49,100, but only for owners 65 or older or totally disabled. The Jefferson County PVA mails 2026 bills on November 1, 2026, with a discount for payment by December 1 and a due date of December 31. For the rules, the appeal calendar and the full details, see property tax in Kentucky. Lenders often collect it through an escrow account.

Transfer taxes in Louisville

The state transfer tax applies: $0.50 per $500 of value, or fraction of $500, charged to the grantor named in the deed and collected by the county clerk (KRS 142.050). At a price of $241,700, that is $242. Our Kentucky transfer tax page has the exemptions. I found no separate Louisville or Jefferson County transfer tax in the statutes or the PVA rate schedule. I could not open the Jefferson County Clerk’s or Louisville Metro’s pages, so confirm with the clerk.
