MaPrimeRénov' 2026: income caps, amounts and routes

MaPrimeRénov' at 11 October 2026: major renovation only for E, F, G homes, single-measure grant limited to heat pumps, income caps by colour band.

In short

As at 11 October 2026, the MaPrimeRénov’ (state energy-renovation grant) application window is open: it reopened on 23 February 2026 after the budget law was passed (France Rénov’). There are two routes. Major renovation (rénovation d’ampleur) funds 80%, 60%, 45% or 10% of the works excluding VAT depending on your income, up to €30,000 excl. VAT of expenditure (gain of 2 DPE classes) or €40,000 excl. VAT (gain of 3 classes or more). It is reserved for homes rated E, F or G. In mainland France, the single-measure route (parcours par geste) now funds only the heat pump, connection to a heat network, removal of a heating-oil tank and the energy audit (service-public.gouv.fr, page checked on 1 September 2026). France Rénov’ states a 2026 budget of €3.6 billion.

Income caps by colour band

The figure used is the revenu fiscal de référence (reference taxable income) for year N-1 (2025 for an application in 2026) of all occupants. If the home is let, it is the landlord’s income that counts (service-public.gouv.fr).

Major renovation (supported route)

Conditions. The home must be rated E, F or G before works and have been built at least 15 years ago. An owner-occupier undertakes to live there for 3 years as their main residence; a landlord, to let it for 6 years. An energy audit before and after works is required. The works must deliver a gain of at least 2 classes and include at least 2 insulation measures (walls, lower floors, roof, windows and doors), each covering at least 25% of the home. Any second stage must reach class C (for a home starting at F or G) or B (for a home starting at E).

Example: a “blue” household gaining 3 classes for €40,000 excl. VAT of works can receive 80% × 40,000 = €32,000.

Compulsory support. After the France Rénov’ appointment, a Mon Accompagnateur Rénov’ (accredited renovation adviser) oversees the project. Their service is covered at 100% (blue), 80% (yellow), 40% (purple) or 20% (pink), up to €2,000 (€4,000 for substandard housing or a very low-income household in fuel poverty).

Single-measure route: the heat pump

In mainland France, “pink” households are no longer eligible for the single-measure route; only blue, yellow and purple households are. The home must be at least 15 years old, reduced to 2 years for a heat pump or connection to a heat network.

The works must be carried out by an RGE (reconnu garant de l’environnement, certified energy-efficiency) professional and may only start after the Anah’s acknowledgement of receipt. They must be completed within 2 years of the decision (1 year if an advance was paid). A new application is possible within 5 years for the same home if the first grant has been paid and the two together do not exceed €20,000 in total. The grant can be combined with the éco-PTZ (interest-free eco-loan), CEE (energy-saving certificates) and local grants; VAT is at 5.5%.

FAQ

Can I still insulate my loft with single-measure MaPrimeRénov’?

Not in mainland France: the list of measures published by service-public.gouv.fr (checked on 1 September 2026) no longer includes insulation. Insulation can still be funded as part of a major renovation, where it is in fact compulsory.

My home is rated D: am I entitled to major renovation funding?

No. Since 30 September 2025, the grant has been reserved for homes rated E, F or G on the DPE.

Can I keep my gas boiler?

Not in a detached house undergoing major renovation: since 1 September 2026, the grant is no longer awarded if gas heating is kept, and gas or oil hybrid heat pumps are no longer funded.

Can I apply before I have bought?

Yes, if you have signed a compromis de vente (preliminary sale contract). The grant will only be paid on proof of ownership.

Does the acknowledgement of receipt mean approval?

No. The Anah decides within the limits of its annual budget, according to the merits of the project; the reasons for any refusal are given (service-public.gouv.fr).

Which professional to consult

Before buying a home rated E, F or G, the diagnostiqueur (property surveyor) gives you the DPE and, for a house, the energy audit that serve as the starting point for the calculation. The courtier en crédit (mortgage broker) can arrange financing for the remaining cost (éco-PTZ, works loan). The agent immobilier (estate agent) and the notaire help you factor the cost of works into your offer and plan the compromis that allows you to apply before the sale.
