Éco-PTZ 2026: amounts, term and combining with the PTZ

France's zero-rate eco-loan in 2026: €7,000 to €50,000 interest-free, repaid over 15 or 20 years, no income limit, can be combined with the PTZ.

In short

The éco-prêt à taux zéro (zero-rate eco-loan, or éco-PTZ) finances energy renovation works interest-free and with no income conditions. Its ceiling ranges from €7,000 (a single action on windows) to €30,000 (three or more actions) for a targeted renovation, and reaches €50,000 for a whole-house renovation. It is repaid over 15 years at most, or 20 years for a whole-house renovation (service-public.gouv.fr, page checked on 1 September 2026; article 244 quater U of the code général des impôts, the General Tax Code). The home must be a résidence principale (main residence) completed more than 2 years before the works begin, and the works must be carried out by an RGE firm (reconnu garant de l’environnement, the state-recognised environmental quality label). The éco-PTZ can be combined with MaPrimeRénov’ (the state renovation grant), the CEE (energy savings certificates) and the PTZ (prêt à taux zéro, the zero-rate loan for home buyers).

Source: service-public.gouv.fr. Article 244 quater U of the General Tax Code sets the standard amount at €30,000 per dwelling, raised to €50,000 for certain categories of works, and the term at 180 months (240 months for those works).

Which works are financed?

Targeted renovation (mainland France). At least one of the following categories, meeting technical criteria:

  • thermal insulation of roofs;
  • insulation of external walls;
  • insulation of external glazed walls and doors;
  • insulation of lower floors;
  • installing, regulating or replacing heating (possibly with ventilation) or high-performance domestic hot water;
  • heating or hot water using renewable energy.

Whole-house renovation (mainland France). A set of works matching those of MaPrimeRénov’ Rénovation d’ampleur (the major-renovation strand of the grant), justified by a prior energy audit showing a gain of at least 2 ratings on the DPE (diagnostic de performance énergétique, the energy performance rating).

Sewage. Rehabilitating a non-mains sewage installation with a system that consumes no energy. Here, an RGE firm is not compulsory.

The public service points out that it is generally more effective to insulate and ventilate before changing the heating.

Conditions and procedure

Who can get it? The owner-occupier or landlord. The home must be a main residence “completed more than two years before the date on which the works begin” (CGI, art. 244 quater U); if it is let, it must be let within 6 months of the end of the works. No income ceiling applies.

Where do you apply? To a bank, a finance company or a third-party financing company that has signed an agreement with the State. The file includes the “Emprunteur” (borrower) and “Entreprise” (contractor) forms and the detailed quotes. If the éco-PTZ is applied for at the same time as the purchase loan, the quotes can be provided later, at the latest when the loan is released.

Can the bank refuse? Yes: as with any credit, it decides according to your debt level and your ability to repay.

Deadlines. The works must be completed within 3 years of the loan being granted, and the supporting documents sent within the same period. An extension can be requested no later than 3 months before the deadline in the event of force majeure, illness or accident (incapacity of at least 3 months), legal proceedings, or a natural or technological disaster. Without a reply within 2 months, the request is rejected.

Combining: PTZ, MaPrimeRénov’, supplementary éco-PTZ

With the PTZ. Service-public.gouv.fr expressly lists the PTZ for home ownership among the aids that can be combined. Buying an older home to renovate can therefore combine both interest-free loans, on top of the main loan.

With MaPrimeRénov’. Combining is possible to finance the remaining cost of works that qualified for the grant. The General Tax Code provides a dedicated category for works “having qualified for the prime de transition énergétique” (the official name of MaPrimeRénov’).

With other aids. Grants from the Anah (national housing agency), local authorities, and energy savings certificates (CEE).

Supplementary éco-PTZ. Until 31 December 2027, you can apply for a second éco-PTZ for other eligible works, within 5 years of the offer for the first. The two loans together may not exceed €50,000, or even €30,000 depending on the nature of the works.

What happens if you sell or change the use

Until the loan is repaid, the home may not become commercial or professional premises, a holiday let or a second home: otherwise, the outstanding capital becomes due. Selling the home triggers full repayment of the outstanding capital, at the latest when the sale is registered at the land registry (publicité foncière). If the home is destroyed, the loan is maintained if the home is rebuilt within 4 years.

FAQ

Is the éco-PTZ subject to income conditions?

No. It is granted with no income conditions; only the bank assesses your ability to repay.

Can I finance a second home?

No. The works must concern a main residence, occupied by you or let as a main residence.

Can I get an éco-PTZ and a PTZ for the same purchase?

Yes. The home-ownership PTZ appears in the list of aids that can be combined published by service-public.gouv.fr.

How much can I borrow to replace only my windows?

€7,000 at most for a single action on glazed walls.

What happens if I sell before repayment is complete?

The outstanding capital must be repaid in full, at the latest at the land registration formalities (publicité foncière) for the sale.

Which professional to consult

The courtier en crédit (mortgage broker) can fit the éco-PTZ together with the main loan and the PTZ, and present the file to the banks that offer it. The diagnostiqueur (property surveyor) provides the DPE and, if qualified, the energy audit required for a whole-house renovation. The notaire (notary) ensures, on resale, that the outstanding capital is repaid.
