351 Quebec municipalities (1,111,422 residents) have a new assessment roll (rôle d’évaluation) coming into force on January 1, 2027, including Gatineau and Drummondville. Their values reflect the market on July 1, 2025, and a review request (demande de révision) will have to be filed before May 1, 2027, so no later than April 30.
The largest municipalities affected
Only 13 of these municipalities have 10,000 residents or more. Apart from Gatineau and Drummondville, the 2027 wave mostly affects small towns and rural municipalities. The large cities follow in 2028 (Québec, Laval, Longueuil, Sherbrooke, Saguenay) and in 2029 (Montréal, Lévis, Terrebonne).

Where the filings stand
The Act provides for the roll to be filed between August 15 and September 15 before it comes into force, with a possible extension to November 1. As of September 28, 2026: Windsor filed its 2027-2029 roll on September 11; Drummondville filed a preliminary roll on September 14, with the final roll expected no later than November 1; Gatineau had not yet published a notice of filing and was referring to the "preparation of the 2027 roll" (our translation).
The assessment notice must be mailed before March 1 of the first year of the roll. That document is what counts for your own file, including for the deadline.
Why 2027 matters more than usual
The 2024-2026 rolls reflected the market on July 1, 2022. The new ones reflect the market on July 1, 2025: three years of market movement at once. In municipalities where prices have risen, the new values may come as a surprise. A higher value is not an error in itself, but it is the right time to check that your file is accurate.
The first year of the roll is the only one when the general review window is open to everyone. After April 30, 2027, except for a late notice or an amendment, the value stands until 2029.

- Check the year of your next roll in the calendar by municipality.
- When the notice arrives, check the inventory with the checklist.
