Buying a home in Panvel: stamp duty, loan, prices

On a ₹50 lakh home in Panvel, stamp duty comes to at least ₹2,50,000 under Maharashtra rates in force since 7 September 2017.

Data as of 14 October 2026

Panvel Municipal Corporation has a Property Tax page on its website, and the annual tax paid there is a different matter from the one-off stamp duty on a sale deed.

The sale deed is charged 5 per cent within the corporation. A Gram Panchayat charges 4 per cent. Both come from the state's stamps authority, and they have run since 7 September 2017.

The base is the Annual Statement of Rates, known as the ready reckoner. If the agreed price falls below it, the ready reckoner is the safer reference for budgeting, since duty is tied to that list.

Costs sit outside the ₹2,50,000 and ₹5,00,000 shown. The Maharashtra registration fee is the main one; nothing official could be read to size it.

On the loan side, the RBI limit is 80%, and August 2026 averages were 7.61% for new home loans.

Maharashtra still had 1,08,072 PMAY-Urban houses under construction on 28 September 2026. A buyer can verify a project with MahaRERA. Navi Mumbai, Pune, Thane, Nashik, Nagpur and Vasai-Virar are the other Maharashtra pages.

Panvel against the rest of India

Neither the NHB press release nor the list of the RBI's 18 cities carries Panvel, so Payotte has no price movement to report for it, and gives none rather than borrowing another city's.

Maharashtra charges stamp duty of 5% of the Annual Statement of Rates (ready reckoner) in a Municipal Corporation area (4% in a Gram Panchayat). On a ₹50 lakh home that is ₹2,50,000, joint 4th of the seven whose rates Payotte reads, level with Chandigarh, Odisha and Uttarakhand.

Panvel lies at 19.0°N, 73.1°E. Navi Mumbai, 10 km to the north-west, is practically next door, then Mumbai (25 km, west) and Thane (30 km, north-west), as the crow flies. Nine cities in all lie within 150 km (Navi Mumbai, Mumbai, Thane, Kalyan-Dombivli, Mira-Bhayandar, Vasai-Virar, Pimpri-Chinchwad, Pune and Nashik). The farthest is Guwahati, 2,070 km away.
