Buying a home in Nashik: stamp duty, loan, prices

On a ₹50 lakh home in Nashik, stamp duty comes to at least ₹2,50,000 under Maharashtra rates in force since 7 September 2017.

Data as of 14 October 2026

Start with the governing body. Nashik Municipal Corporation (NMC), Maharashtra, runs the city, so the corporation duty of 5 per cent applies instead of the Gram Panchayat duty of 4 per cent.

On what base is it charged? The Annual Statement of Rates, the ready reckoner, sets the value, and the percentage is applied to that. These percentages have applied from 7 September 2017.

The totals shown are lower bounds. A Maharashtra registration fee will be added at the Registration and Stamps Department, but its official schedule could not be read, so it has been left out of ₹2,50,000 and ₹5,00,000.

Money market: banks lent for new homes at an average of 7.61% in August 2026. The RBI ceiling on a home loan is 80%.

State housing programme: Maharashtra has 14,04,013 houses sanctioned under PMAY-Urban, with 79% completed on 28 September 2026.

Developers selling in the city must be on the Maharashtra Real Estate Regulatory Authority register, which is where a buyer verifies a project. Navi Mumbai, Pune, Thane and Nagpur can be compared on their own pages, and Panvel too.

Nashik against the rest of India

Neither the NHB press release nor the list of the RBI's 18 cities carries Nashik, so Payotte has no price movement to report for it, and gives none rather than borrowing another city's.

Maharashtra charges stamp duty of 5% of the Annual Statement of Rates (ready reckoner) in a Municipal Corporation area (4% in a Gram Panchayat). On a ₹50 lakh home that is ₹2,50,000, joint 4th of the seven whose rates Payotte reads, level with Chandigarh, Odisha and Uttarakhand.

Nashik lies at 20.0°N, 73.8°E. The nearest of the other 43 cities is Kalyan-Dombivli, 110 km to the south-west, then Vasai-Virar (120 km, south-west) and Thane (125 km, south-west), as the crow flies. Seven cities in all lie within 150 km (Kalyan-Dombivli, Vasai-Virar, Thane, Mira-Bhayandar, Panvel, Navi Mumbai and Mumbai). The farthest is Guwahati, 1,960 km away. The closest city with a RESIDEX figure is Kalyan-Dombivli, 110 km away, at -1.7%: a neighbour's number, not Nashik's own.
