Buying a home in Mumbai: stamp duty, loan, prices

On a ₹50 lakh home in Mumbai, stamp duty and metro surcharge come to at least ₹3,00,000 under Maharashtra rates in force since 7 September 2017, and valuations moved +6.2% in a year (NHB RESIDEX, April-June 2026).

Data as of 14 October 2026

Maharashtra stamp duty facts come first for Mumbai. Under rates dating from 7 September 2017, duty on a home inside the city is 5 per cent, with a metro surcharge of 1 per cent on top. On ₹50 lakh that means ₹2,50,000 in duty and ₹50,000 for the metro surcharge, so ₹3,00,000 in all. A ₹1 crore purchase carries ₹6,00,000. These totals are minimums, since the taxed value may follow the ready reckoner instead of the price paid. The Maharashtra registration fee is not included, because no official fee table could be read.

The duty authority is the Inspector General of Registration plus the Controller of Stamps, Maharashtra.

On the NHB RESIDEX list, Mumbai takes position 6 of 9 for April-June 2026, with +6.2%. Faridabad +24.4% is highest and Kalyan-Dombivli -1.7% lowest. Bank and housing finance company valuations underlie it.

The Maharashtra Real Estate Regulatory Authority is the RERA body, and the Municipal Corporation of Greater Mumbai (MCGM) is the city corporation. Pune, Thane, Nagpur, Nashik and Navi Mumbai are among the other Maharashtra cities covered. PMAY-Urban lists 14,04,013 houses sanctioned in the state as of 28 September 2026. The city figure is a valuation index reading, not a transaction price. The index is published by the National Housing Bank, and the stamp duty facts come from the Maharashtra Stamp Act.
