What a challenge costs, and what you can save

Filing fees, TAQ fees, and the simple calculation that tells you if a request is worth it: value reduction × tax rate × years left.

A review request (demande de révision) costs $80 to $90 for a property worth $500,000 or less in Quebec’s large cities, and up to $1,215 above $5M in Montréal. The savings are calculated this way: value reduction ÷ 100 × your property tax rate, multiplied by the years left on the roll.

Filing fees, city by city

Fees are set by municipal by-law, by value bracket on the roll. The Act caps them at the TAQ rate for the same unit. Montréal specifies that its fees are non-refundable. Laval: rates taken from the official page; Gatineau: By-law 943-2023, which may be revised for the 2027 roll.

How to calculate the savings

Property taxes are calculated in dollars per $100 of assessment. Your tax bill shows your rate. The formula:

Annual savings = value reduction ÷ 100 × tax rate. Then multiply by the number of years left on the roll: a reduction obtained in the first year applies to all three years of the roll.

Example, with fictional figures to replace with your own: a house assessed at $500,000, an 8% reduction ($40,000), a rate of $0.80 per $100. The savings are 40,000 ÷ 100 × 0.80 = $320 per year, or $960 over three years, for filing fees of $85 to $90. The $0.80 rate is an example: use the one on your tax bill.

For a sense of scale: in Montréal, the director of property assessment told La Presse that values go down in about 40% of cases, in the range of 8% to 10%. In other words, in most cases the value does not go down.

  • Your time: gathering comparable sales and evidence takes a few hours.
  • A chartered appraiser’s report, often useful for a plex or before the TAQ. See how much a home appraisal costs.
  • A TAQ appeal, if you need to go further: $93.20 to $1,242.50 in 2026, depending on the value.
  • The risk of an increase: a request reopens the file, and the value can also go up.
