Property assessment appeal deadline in Manitoba

What the Act says

The Municipal Assessment Act requires every Board of Revision to sit each year (s. 41(1)). The secretary must publish a public notice at least 30 days before the sitting (s. 41(2)). The notice states that the roll has been delivered and is open for inspection, the date, time and place of the sitting, where to send applications, and the full text of subsections 42(1) and 43(1).

Subsection 43(1) sets the deadline: the application must be in writing and delivered to the office named, or served on the secretary, “at least 15 days before the scheduled sitting date of the board as indicated in the public notice.” In other words, your deadline depends on your municipality’s calendar.

Where to find your date

First, on your assessment notice. The province’s 2027 reassessment brochure says: “The deadline date to submit a written appeal as well as contact information for your municipality can be found on the front of your assessment notice.”

Second, in the public notice. The province says it appears in two editions of a newspaper circulating in the municipality, or on a local newspaper’s website for at least 14 days, and is posted in the municipality. In Winnipeg, it runs in both daily newspapers and on winnipeg.ca.

Third, on the list of sittings the province publishes for municipalities outside Winnipeg. According to its FAQ, the schedule goes online in June.

These are the published dates for Manitoba’s cities. As of September 28, 2026, several have already passed.

Winnipeg: a fixed window

Winnipeg opens a filing period when notices go out. For the 2027 General Assessment, applications were accepted from June 4, 2026 at 8:30 a.m. to June 29, 2026 at 4:30 p.m. CT. For 2025, the period ran from June 5 to July 2, 2024.

The City notes that you can also apply between general assessment years, within the period advertised each year, and that after a supplementary assessment notice (new owner, renovations, a correction), the legislation allows an application within 20 days of receiving it.

What must happen before the deadline

A written application giving the roll number and property description, the matters at issue from subsection 42(1), and the grounds for each. In Winnipeg, the non-refundable fee must be included, or the application is not accepted.

Leave time to talk to the assessor before the date as well. The province recommends starting there, and a correction obtained at that stage saves you the Board.

What if the deadline has passed?

There is no late filing. The province answers: “If you miss the appeal deadline in any given year, you must wait until the next year to file an appeal.” Winnipeg says the same and accepts no late applications.
