Mijn VerbouwLening: Flemish renovation loan, rates and terms

Mijn VerbouwLening in 2026: up to €60,000 over up to 25 years, at 0%, 0.5% or 1.5% depending on income category. Conditions, works and application.

In short

Mijn VerbouwLening (the Flemish renovation loan) is a low-interest loan from the Flemish Government for sustainable renovation works. You borrow from €4,000 to €60,000, repayable over a maximum of 25 years. In 2026 the base interest rate is 1.5% for the whole term, with a discount for the lower income categories: 0.5% for category 3 and 0% for category 4. The highest income category (1) is not eligible. You apply for the loan on the basis of quotes, before the works start. The conditions below apply to applications in 2026 and date from 14 October 2026.

Who is it for?

Mijn VerbouwLening is available to owner-occupiers in income categories 2, 3 and 4 of Mijn VerbouwPremie (the Flemish renovation grant), to private landlords (with extra conditions) and to landlords letting through a housing company (woonmaatschappij). Associations of co-owners, non-commercial legal entities and cooperative companies are also eligible.

Since 1 January 2026 the conditions have been aligned with those of Mijn VerbouwPremie. The income limits in the brochure of the Flemish Energy and Climate Agency (VEKA) apply to applications from 1 January to 31 December 2026 inclusive and are indexed annually. The income on the latest known tax assessment is used.

The three income categories for owner-occupiers

CategorySingle personSingle person with 1 dependant or couple without dependantsRate on 1/1/2026
4up to and including €24,750up to and including €37,1100%
3more than €24,750 up to and including €43,240more than €37,110 up to and including €60,5200.5%
2more than €43,240 up to and including €55,020more than €60,520 up to and including €78,6101.5%

For each additional dependant, €4,420 is added each time. You may not have any other property in full ownership. If you do not yet live in the home, you have 36 months from the granting of the loan to establish your domicile there.

VEKA confirms the rate: the base interest rate (category 2) is 1.5% for the whole term and is 3 percentage points lower than the statutory interest rate. Category 3 gets an extra discount of 1 percentage point, category 4 two percentage points. The rate can never be negative, so category 4 pays 0%.

And for landlords?

  • Letting to a housing company: you let the home for at least 9 years and provide proof of a promise to rent when you apply.
  • Private letting: you sign a declaration on your honour. The rent may not be higher than the price given by the rent estimator (huurschatter), and for 9 years you must give a monthly discount on the rent of €20 to €80 per month, depending on the amount borrowed.

In both cases the same rate applies as for income category 4, currently 0%. Other forms of letting are not eligible.

Which buildings?

The home, the individual flat or the common parts of a block of flats must be located in the Flemish Region. The building must have been connected to the electricity distribution network before 1 January 2006 (or first occupied before that date). There is an exception for investments in a heat pump, heat pump water heater, solar panels and connection to a heating network: in that case the planning permission (omgevingsvergunning) must have been granted more than five years ago and the building must meet the EPB requirements.

Which works?

All works eligible for Mijn VerbouwPremie qualify: roof insulation and renovation, external walls, floors, windows and doors (glazing and external joinery), preparatory works for insulation, preparatory works for plumbing and electricity, heat pump and heat pump water heater. You can also borrow for solar panels and a few other works for which no grants exist. The full list is on the Mijn VerbouwLening website.

If you are in income category 2 (or private letting), according to the brochure you can borrow for certain works for which you receive no grant. Since 1 March 2026, that category is eligible for Mijn VerbouwPremie only for the heat pump and the heat pump water heater. See Mijn VerbouwPremie.

If you receive a grant after the works, the grant amount is automatically deducted, after your application, from the outstanding capital of your loan.

How do you apply for the loan?

  1. Have quotes drawn up for the planned works.
  2. Apply for the loan via the online Mijn VerbouwLoket (the online renovation desk), before the works are carried out. You log in with itsme or your eID.
  3. You can borrow up to the invoice amount including VAT, with a maximum of €60,000, and you can draw down the loan in up to three instalments.
  4. Associations of co-owners, non-commercial legal entities and cooperative companies contact the Energiehuis (the local energy advice centre) directly.

What it costs

The sources we read mention no file or notary costs for Mijn VerbouwLening. Check with the Energiehuis. The rate is fixed for the whole term of the loan. In spring 2027 the base interest rate will be adjusted in line with the federally set statutory interest rate, according to the brochure. The rate that applies is the one at the time of your application. Check the current interest rate on the website before applying.

Other ways to finance a renovation

Mijn VerbouwLening is a loan at a favourable rate, not a tax reduction. For a mortgage loan taken out after 2019 there is no longer a housing bonus (woonbonus), see tax relief on a mortgage. Vlaanderen.be also mentions, for people who bought a home with poor energy performance (E or F) before the end of 2024, a renovation credit with an interest subsidy. That scheme is being phased out. Anyone with a current mortgage of which part has already been repaid can also consider a new credit reusing the existing mortgage registration, without notary or mortgage costs, or have the mortgage loan revised. According to vlaanderen.be, the latter is only worthwhile from an interest gain of 1%. See refinancing a mortgage.

Which professional to consult

The Energiehuis guides you through the application. An EPB assessor (energiedeskundige) can map the energy condition of your home, and a credit broker (kredietbemiddelaar) can compare a renovation loan at a bank if you wish. If you also need to arrange the permit, read planning permission for renovation.
