How the calculation works

The possible monthly payment is the chosen share of your income, minus your other loans. The capital you can borrow follows from that payment, the interest rate and the term (fixed-rate loan with constant monthly payments). The maximum price is the highest price at which the total « price + purchase costs » fits within your budget, with the registration duties and notary fees of the chosen region (detailed calculation of purchase costs).

In Belgium, no law sets the maximum share of income that may go to the loan: each bank assesses it according to your situation. The National Bank mainly monitors the share of the price financed by the loan (prudential expectations of the National Bank of Belgium, French-language source).
