In short
The latest ECB figures for Italy, for August 2026, show an average agreed rate of 3.55% on new house-purchase loans and an annual percentage rate of charge (the TAEG, or APR) of 3.99%. The September figure had not been published on 19 October 2026. These are averages across all new loans from Italian banks: they are not today’s offers, and your own rate depends on the lender, the spread, the term and the rate type.
The headline numbers
Source: ECB statistics on monetary financial institutions’ interest rates, Italy, loans to households for house purchase, new business, in percent a year. The August 2026 figures marked provisional may be revised.
| Month, 2026 | Average agreed rate | APR (TAEG) | Euro area APR |
|---|---|---|---|
| February | 3.44 | 3.87 | 3.66 |
| March | 3.37 | 3.81 | 3.64 |
| April | 3.47 | 3.91 | 3.72 |
| May | 3.50 | 3.96 | 3.76 |
| June | 3.49 | 3.95 | 3.77 |
| July | 3.40 | 3.81 | 3.81 |
| August | 3.55 | 3.99 (provisional) | 3.91 (provisional) |
Italy’s APR in August 2026 was 0.08 point above the euro-area figure; in July the two were level. The agreed rate and the APR are different measures: the first is the interest on the contract, the second also folds in the costs the lender must include in the APR. The gap between them is explained in TAEG vs TAN.
Rates by fixation period
The ECB groups Italian loans by how long the initial rate stays fixed. Agreed rate, percent a year:
| Initial rate fixation | February | May | July | August (provisional) |
|---|---|---|---|---|
| Variable, or fixed up to 1 year | 3.08 | 3.06 | 2.99 | 3.37 |
| Over 1 and up to 5 years | 3.53 | 3.78 | 3.63 | 3.80 |
| Over 5 and up to 10 years | 3.68 | 3.82 | 3.79 | 3.80 |
| Over 10 years | 3.51 | 3.59 | 3.56 | 3.60 |
The August jump in the first row, from 2.99 to 3.37, is large, and the first row mixes variable loans with loans fixed for under a year. Treat a single provisional month with caution. For how the choice between rate types works, see fixed or variable rate.
The benchmarks behind variable rates
The Banca d’Italia explains that variable rates follow reference parameters, usually the Euribor or the ECB’s official rate, with the lender adding a spread. Over 2026 the ECB’s monthly averages for these benchmarks moved up:
| Month, 2026 | 3-month Euribor | 12-month Euribor |
|---|---|---|
| March | 2.11 | 2.57 |
| May | 2.23 | 2.80 |
| July | 2.43 | 2.86 |
| September | 2.64 | 3.25 |
The ECB’s deposit facility rate was raised to 2.25% on 17 June 2026 and to 2.50% on 16 September 2026. These are facts about the past and say nothing certain about the next move. Payotte does not forecast rates.
How to read a rate you are quoted
- Compare like with like. Same loan, same term, same rate type. The ECB table shows that a loan fixed for over 5 to 10 years and a variable loan do not carry the same rate.
- Ask for the APR and the PIES. Every lender must publish the general information sheet with the TAEG, and, once you give your details, provide the personalised information sheet (PIES). The Banca d’Italia says lenders with a website publish them there, so you can compare at leisure.
- Beware of introductory rates. The Banca d’Italia warns that an entry rate can differ widely from the rate that follows; read how the later rate is set.
- The rate is capped by the usury threshold. At signing, the rate cannot exceed the threshold derived from the average global effective rate (TEGM) published quarterly. A usurious clause is void and no interest is due. Payotte did not read the current threshold figures; they are published on the Banca d’Italia site.
What it costs
Calculation, not a quote, using the August 2026 average agreed rate of 3.55% over an assumed 25 years: each €100,000 borrowed costs about €503 a month, with about €50,993 of interest over the full term. At the 3.37% average for variable and short-fixed loans the figure is about €494 a month, and at 3.80% about €517. Add the substitute tax on the loan (0.25% with prima casa relief, 2% without, according to the Banca d’Italia guide), the lender’s fees and any insurance. Use the mortgage calculator with your own rate, and see how much you can borrow.
Which professional to consult
A mortgage broker can obtain several personalised sheets and compare them; ask how the broker is paid. If you want to move an existing loan to a cheaper lender, read mortgage portability. A notary will explain the taxes and fees attached to the deed.
Frequently asked questions
What is the mortgage rate in Italy today?
There is no single rate. The ECB’s August 2026 average for new house-purchase loans was 3.55% agreed rate and 3.99% APR.
Where does this data come from?
From the ECB’s statistics portal, based on reports by banks. The most recent month was August 2026 on 19 October 2026.
Are these the rates banks will offer me?
No. They are averages of loans actually granted, across borrowers, terms and lenders.
Is the Italian rate higher than the euro-area one?
On the APR measure, Italy was 3.99% against 3.91% in August 2026, both provisional.
Does the ECB’s rate set my mortgage rate?
It influences variable-rate benchmarks, but your rate is set by your contract: reference rate, spread and fixation period.
