In short
In Italy, a geometra is a technical professional entered in the list (albo) of a provincial college (collegio). The Consiglio Nazionale Geometri (CNG) publishes a national search of these entries, the anagrafe geometri, at anagrafe.cng.it. The search page states no terms of use. The law sets no fee scale: art. 9 of Decree-Law 1/2012 abolished the tariffs of the regulated professions “nel sistema ordinistico”. Payotte does not list firms yet.
What a surveyor does in an Italian purchase
We did not find an official text that lists the tasks of a geometra, so we do not give one. What we can say comes from the search form itself: it lets you filter by specialisation, and among the specialisations it offers are building, town planning and public works; energy certification; safety on building sites; condominium administration; damage assessment after natural disasters; and “Estimo, valutatori immobiliari”, property valuation. A buyer can therefore look for someone who declares a specialisation in the field needed (for example a valuation before an offer, or a check of the building’s condition), and should ask the person to confirm in writing what the assignment covers.
How the title is organised
The search form asks for the college (Collegio), the surname and the register number (n° Albo), and lists the provincial colleges one by one, from Agrigento to Viterbo. A line at the bottom says: “L’elenco è costantemente aggiornato dai Collegi Provinciali”, and a link refers to the colleges that have completed the revision of their records. Each result shows the status (active or suspended), the surname and first name, the college, the register number and the date of entry.
How to check a surveyor yourself
- Ask the person, in writing, for the college and the register number.
- Open the CNG search at https://anagrafe.cng.it/anagrafe/geometri.aspx, choose the college, and enter the surname or the number.
- Compare the status, the college and the number with the documents you receive. A person shown as suspended is not in the same position as one shown as active.
- If someone you expect is missing, ask the college: the page says the colleges update the list.
The register shows that someone is entered and where. It does not say how good the person is.
Terms of use of the register
There are none to quote. The search page we read states no terms of use or conditions of reuse, and the root of the site refused our request, which we did not try to get round. Because the terms are unknown, Payotte does not copy, collect or republish the register: it links to the search and asks you to search yourself.
What it costs
No fee figure here. Art. 9 paragraph 1 of Decree-Law 1/2012 says “Sono abrogate le tariffe delle professioni regolamentate nel sistema ordinistico”, and paragraph 4 says the fee is agreed when the assignment is given. It requires the professional to tell the client, “in forma scritta o digitale”, the degree of complexity of the assignment, to give all useful information on the costs that can be expected, and to give the details of the professional liability insurance policy. It adds that the fee is made known beforehand in a written or digital estimate that lists “per le singole prestazioni tutte le voci di costo, comprensive di spese, oneri e contributi”. We did not read a text applying this to a geometra in particular, but the rule is a good model for the request: ask for the estimate in writing, line by line. The purchase costs calculator covers the taxes of a purchase, not a surveyor’s fee.
Questions to ask a surveyor
- Which college and which register number? Is the status “attivo”?
- What exactly does the assignment cover, and what does it leave out?
- What is the fee, line by line, with expenses and contributions?
- What professional liability insurance do you hold? (Art. 9 asks the professional to give its details.)
- What do I receive at the end, and when?
Which professional to consult
For the price and the seller’s side, an estate agent. For the design of works, an architect. For the deed and the registration taxes, a notary. For the loan, a mortgage broker.
Frequently asked questions
Is there a national register of geometri?
Yes, the CNG’s anagrafe geometri, a search by college, surname and register number. The page says the provincial colleges keep it up to date.
Can I copy the register’s entries?
The page we read states no terms either way. Payotte does not copy it.
Is there an official fee scale for a geometra?
Not in the text we read. Art. 9 of Decree-Law 1/2012 abolished the tariffs of the regulated professions and requires a written estimate; ask for it.
Does the register show specialisations?
The search form offers a filter by specialisation. Whether a person’s entry shows one is declared in the register; ask the person to confirm it.
Does Payotte recommend surveyors?
Not today: Payotte lists no firm in Italy yet and never ranks surveyors. Firms can ask for their spot; Payotte will then select one firm per trade and area on public data under a published scale, never on its ability to pay, and the registration stays for you to check yourself.
