Payotte study · 75 cities

The ITBI rate in Brazil's 100 largest cities

The general rate of the property transfer tax, read in each municipal law.

In short

Payotte read the general ITBI rate in the municipal law of 75 of Brazil's 100 most populous municipalities. 43 charge 2%, the most common rate. The lowest is 1.5% (Boa Vista, Anápolis) and the highest 5% (Vitória da Conquista, Barueri). On a R$500,000 home, that is R$7,500 to R$25,000 before any reduced rate for financed purchases. Vitória da Conquista: 50% discount if paid before registration at the land registry, i.e. 2.5% in practice.
