Three points stand out:

  • The Hawaii median is $515,300 above the national median, about 2.4 times as much.
  • Urban Honolulu, the city core that the Census Bureau reports as a census-designated place (CDP), is $25,800 below the Hawaii median but $70,500 below the Honolulu County median. Homes in the rest of Oahu pull the county figure up.
  • The margin of error for Urban Honolulu (±$40,453) is much wider than for the state, because the sample is smaller. The true median is very likely between about $809,600 and $890,600.

FHFA’s purchase-only metro file covers 101 metro areas and does not include Urban Honolulu, so there is no purchase-only trend for Honolulu alone in this series. FHFA also flags that Hawaii has fewer than 15,000 transactions over the latest ten years in its data, so the state index rests on a smaller sample than most states.

Hawaii prices rose faster than the national index both over one year and over five years.

A worked example

Take a Hawaii home worth $500,000 in the second quarter of 2021. Tracking the Hawaii index exactly, it would have been worth about $690,000 in the second quarter of 2026 (+38.0%). Over the last year alone, it would have gained about $38,000 (+5.8%). A single home can move very differently from the index: location, condition, tenure and renovations matter more than the average.
