In short
Appraisal values in Tamaulipas changed by +12.5% over a year (SHF index, second quarter of 2026). The average fixed-rate mortgage offer was 11.29% in September 2026 (Banco de México).
Tamaulipas is the state where prices are rising fastest and are also the lowest. The SHF index advanced 12.5%, 1st of 32, against 7.3% for Mexico. Yet the median SHF valuation of a mortgaged home, for January-June 2026, is MX$845,500, the lowest of the 32 entities, compared with MX$1,299,580 nationally. Valuations average MX$1,147,405, with quartiles at MX$727,339 and MX$1,215,640, a narrow spread by the standards of other states.
With 3,527,735 inhabitants in 2020, the state saw 19,880 mortgages reach individuals in 2025, MX$777,049 on average, a rate of 5.6 where the median entity reaches 3.8. Rented homes represent 16.2% of the stock, 11th highest, over the 14.4% median. No state rule governs real estate agents.
The recording fee rises with value under the state's Ley de Hacienda: MX$8,000 at the low example, MX$24,000 at the middle one and MX$58,655 at the high one. It is the only state in this group whose fee climbs steadily with the price in this way.
Tampico is the one municipality covered. It applies a flat acquisition tax with a floor of 3 UMA, which means MX$60,000 for a MX$3 million purchase, with the recording fee adding MX$24,000 at that price. A bill to raise the state rate to 3% is not law. The pairing of the highest annual price gain with the lowest median valuation is rare among the 32 states. Its population of 3,527,735 gives the state a sizeable base for that pace of lending.
