Buying a home in Mérida: tax, fees, prices

Buying a MX$3 million home in Mérida costs MX$97,000 in acquisition tax and MX$1,490 to record the deed, 3.28% of the price under the 2026 laws, before notary fees.

In short

The acquisition tax is 3.23% of the value in Mérida (Yucatán) at MX$3 million. Appraisal values in Mérida changed by +8.5% over a year (SHF index, second quarter of 2026). The average fixed-rate mortgage offer was 11.29% in September 2026 (Banco de México).

Mérida taxes acquisitions through a marginal table written into articles 58 to 60 of its finance law. The table was reformed on 28 December 2022 and the law last changed on 30 December 2024. The base is the highest of the price, the cadastral value and an appraisal validated by the Yucatán cadastre.

The amounts climb quickly: MX$27,000 at the lowest example price (MX$1 million), then MX$97,000 and MX$322,000 as the price reaches 3 and 8 million. On the middle example the effective rate is 3.23%, and the bill equals 827 daily UMA of MX$117.31. Mérida ranks 45th from the lightest among 54 computed areas, with 44 cheaper and 9 dearer, against a national median of MX$75,000. San Luis Potosí, at MX$93,600, sits just under, and Huatulco (Oaxaca), at MX$105,000, just over.

The Yucatán recording fee is a fixed MX$1,490 (Ley General de Hacienda, article 59, last reformed on 26 December 2025), which brings the charges for a MX$3 million purchase to MX$98,490, or 3.28% of the price.

Mérida is also one of the faster cities on price. Its own SHF index gained 8.5% in a year and ranks 13th of 36 cities, against 7.3% nationally. The state index reads 8.7%, 8th of 32. The state median appraisal for mortgaged homes between January and June 2026 is MX$1,485,687, 7th of 32 and above the national MX$1,299,580, with a mean of MX$2,019,785 and quartiles at MX$975,100 and MX$2,342,968.

Elsewhere in Yucatán, Progreso and Valladolid each charge MX$120,000 on the same example, well above Mérida's MX$97,000. The state's lending reached 10,253 personal home loans in 2025, MX$1,228,334 apiece, which is 4.4 per 1,000 of the 2,320,898 residents against 3.8 for the median entity. Rented homes are 10.9% of the total in 2024. Agents are listed in a state registry run by Insejupy, with no licence, under article 123 Bis of the law that created the institute.

Seen from the buyer's side, Mérida combines a strong market with a tax that sits well over the MX$75,000 median. The state-level quartiles show that the lower quartile of mortgaged appraisals stands at MX$975,100 and the upper quartile at MX$2,342,968, so the MX$3 million example sits in the upper tail of what lenders valued. The state population was 2,320,898 in 2020.

The registry side is light. At MX$1,490, the fee is the same for the MX$1 million, MX$3 million and MX$8 million examples, and it rests on articles 59-I and 59-II of the Yucatán finance law. Progreso and Valladolid, the other Yucatán places on Payotte, show how far Mérida's MX$97,000 sits from the coast and the colonial town: MX$120,000 in each.
