Buying a home in Chapala: tax, fees, prices

Buying a MX$3 million home in Chapala costs MX$80,900 in acquisition tax and MX$4,801 to record the deed, 2.86% of the price under the 2026 laws, before notary fees.

In short

The acquisition tax is 2.7% of the value in Chapala (Jalisco) at MX$3 million. Appraisal values in Jalisco changed by +10.1% over a year (SHF index, second quarter of 2026). The average fixed-rate mortgage offer was 11.29% in September 2026 (Banco de México).

Chapala, whose localities include Ajijic, taxes a purchase through a table rather than one rate: a fixed amount plus a percentage of whatever exceeds each bracket, as the column headings of its 2026 revenue law read. The law prints no formula, so Payotte follows those headings. The assessed value is the higher of an appraisal approved by the municipal cadastre and the agreed price. A purchase priced at MX$3 million draws a property transfer tax (ITP) of MX$80,900, while MX$1 million draws MX$25,650 and MX$8 million draws MX$230,900. The effective share therefore climbs from 2.57% to 2.7% and then 2.89%.

Among the 54 municipalities computed, Chapala is 32nd lightest: 31 charge less, 22 charge more, and the national median of MX$75,000 lies below its figure. Playas de Rosarito, in Baja California, is the next lighter name at MX$76,500, and San Miguel de Allende, in Guanajuato, the next heavier at MX$82,007. Inside Jalisco it is the lightest of the four municipalities covered: Zapopan owes MX$85,200, Guadalajara MX$85,650 and Puerto Vallarta MX$85,797.

Jalisco's recording charge is MX$4,801, so tax plus charge totals MX$85,701 for the MX$3 million case, 2.86% of that sum.

Behind the municipality stands a fast state market. The SHF index rose 10.1%, 2nd of 32, while Mexico's rose 7.3%, and the 2024 survey found rentals in 26.3% of homes, also 2nd from the top, with the median state at 14.4%. The index figure belongs to the whole state, since Chapala has no series of its own.
