How to read these rates

Each rate is the average interest rate of the housing loans to individuals that the bank signed during the month, as published by the Banco Central do Brasil, and its rank among the banks that reported such loans. A bank that signed no loan of a type in a month does not appear. Rates exclude insurance and fees: compare offers with their CET (custo efetivo total). Try a loan in the mortgage calculator.

Questions

Which bank had the lowest SFH mortgage rate in September 2026?

Caixa Economica Federal, with an average of TR + 7.98% a year on regulated loans indexed to the TR (Banco Central do Brasil).

Is the rate shown the total cost of the loan?

How has Caixa's rate moved over the year?

On regulated loans indexed to the TR: September 2025 7.53%, then September 2026 7.98%.
