In short

The acquisition tax is 5.68% of the value in Querétaro at MX$3 million. Appraisal values in Querétaro changed by +4.9% over a year (SHF index, second quarter of 2026). The average fixed-rate mortgage offer was 11.29% in September 2026 (Banco de México).

Querétaro has the second-highest appraisal median of the 32 entities: MX$1,907,749 over January to June 2026, against MX$1,299,580 nationally. The mean is MX$2,381,522, and the central band runs from MX$1,285,300 at the lower quartile to MX$3,005,982 at the upper one. The state counted 2,368,467 residents in 2020.

Price growth is the weak point. The gap with the rest of Mexico is visible in two numbers, 4.9% for the state index and 7.3% for the national one, and it leaves Querétaro near the bottom of the table despite its high appraisals. The SHF index advanced 4.9% in the latest year, 30th of 32, well under the 7.3% national reading.

Credit and renting run above the middle. In 2025, 11,631 home loans went to individuals, averaging MX$1,382,699, which makes 4.9 for every 1,000 inhabitants where the median entity stands at 3.8. Renting concerns 19.9% of homes in 2024, 8th highest, with the median at 14.4%.

On tax, the city of Querétaro is the heaviest of all 54 computed areas, with nobody above it and 53 below. Its transfer tax (ISTD) is a marginal table applied to the higher of the transaction value and a tax appraisal by a state-authorised appraiser. The amounts are MX$53,341 (MX$1 million), MX$170,306 (MX$3 million) and MX$480,563 (MX$8 million), an effective 5.33%, 5.68% and 6.01%. The 2026 law (article 15) leaves out the social-housing deductions of the state law, and the notary withholds the tax on the municipality's behalf. Mexico City, next below, is at MX$155,322, and the national median is MX$75,000. The state registry fee is not available, so the tax total of MX$170,306 is a minimum. Agents face no state rule.
