In short

Nuevo León is a large, credit-hungry market. Its 5,784,442 residents (2020) received 41,019 home loans in 2025, MX$1,171,232 apiece, which gives 7.1 per 1,000 inhabitants while the median entity sits at 3.8. Few entities lend more per head, and none of the figures here is an estimate: all come from SNIIV and SHF releases.

Appraisals look more ordinary at first sight. The SHF median between January and June 2026 reads MX$1,214,074, 18th among the 32 entities and under the national MX$1,299,580. Yet the mean, MX$2,042,664, sits far above it, and the upper quartile reaches MX$2,233,216 while the lower one stops at MX$803,858: a wide spread between modest and costly homes. The index gained 7.6% year on year, 15th of 32, a touch above the 7.3% national reading. Renting covers 17.8% of homes in 2024, 9th highest, with the median entity at 14.4%.

Monterrey, the only municipality listed on Payotte, has an SHF index of its own at 6.4%. Its tax is not computed: the state law available is an old copy, and the 2026 revenue law and municipal tariffs could not be reached. Real estate agents work without any state rule.
