Buying a home in Haryana: stamp duty and costs

In the final 2026-27 collector-rate lists of 7 of Haryana's 23 districts, the median residential rate rose +13.6% across 2,499 localities; Payotte does not compute Haryana stamp duty, whose rate tables could not be read.

Data as of 19 October 2026

Haryana is treated differently from the other states on this site: no stamp duty is calculated, its official schedules being unreadable from outside. What the page offers instead is a study of collector rates. Final 2026-27 lists were available for 7 of the state's 23 districts, covering 2,499 localities.

In those lists the median residential rate moved by +13.6% against the previous year. At the upper end of the distribution, the figure reached +31.2%. The share of localities with an unchanged rate was 26.8%, while 25.3% of localities saw a rise above the threshold used in the study. Districts whose lists are not yet final are left out of every one of these figures.

By 28 September 2026 the Pradhan Mantri Awas Yojana (Urban) had sanctioned 1,36,316 houses in Haryana. Completed houses total 74,945, or 55%, with 74,694 occupied. Another 4,403 are under construction.

To check a development, the authority is the Haryana Real Estate Regulatory Authority (HRERA). Land records are searched on jamabandi.nic.in, the Jamabandi portal. Faridabad and Gurugram are the Haryana cities covered here, each with a page of its own, and both sit under the same state rules. Until the other districts publish final lists, the study cannot speak for them.

In short

Stamp duty is not computed for Haryana: its rate pages cannot be read from outside India. Across the RBI's 18 cities, house prices rose +3.6% over a year (Q1:2026-27 (April-June 2026)). A bank lends at most 80% of a ₹50 lakh home (RBI); the average rate on new housing loans was 7.61% in August 2026.

Capital gain and the tax on it

Same rule in every state: the Income-tax Act applies across India.

Capital gain₹20,00,000
Type of gainLong-term (held over 24 months)
Rate12.5%
Tax on the gain₹2,50,000

Long-term gain taxed at 12.5% without indexation (Income-tax Act 2025, section 197(1), sale on or after 1 April 2026), before surcharge and cess. Home bought before 23 July 2024 by a resident individual or HUF: 20% with indexed cost at most (section 197(3)).

Gain = sale price − purchase price, before deductible costs. Brokerage, reinvestment exemptions and TDS are not included.

Haryana in context

Where Payotte reads the rates, the duty on a ₹50 lakh home runs from ₹2,50,000 in Uttarakhand (5% of the price) to ₹5,00,000 in Puducherry (10%): seven states and union territories out of 36, which leaves Haryana off that scale.

On the simplified outline Payotte draws, Haryana spans about 305 km east to west and 360 km north to south. Of its covered cities, the two most distant, Faridabad and Gurugram, are 30 km apart as the crow flies. The nearest of the seven states and union territories whose duty Payotte reads is Chandigarh, about 175 km from the centre of Haryana, at 5% of the collector rate: a point of comparison, not Haryana's rate.

Payotte covers two cities in this state: Faridabad and Gurugram. Only Faridabad has a RESIDEX figure, +24.4%: 17.4 points ahead of the 50-city composite (+7%).
