Buying a home in Uttarakhand: stamp duty and costs

On a ₹50 lakh home in Uttarakhand, stamp duty and registration come to ₹3,00,000 under Uttarakhand rates in force since 22 March 2025.

Data as of 14 October 2026

Uttarakhand sets stamp duty at 5 per cent and registration at 2 per cent, but registration is capped at ₹50,000. On ₹50 lakh the duty is ₹2,50,000 and the registration charge reaches that cap, giving ₹3,00,000 in all. At ₹1 crore, the bill reaches ₹5,50,000. Because the cap is already built in, the total is not a minimum. Where the buyer is a woman, the duty falls to 3.75 per cent on property up to ₹25 lakh.

Charges are measured on the circle rate. The current table was issued by the Stamp and Registration Department, Uttarakhand, and has applied from 22 March 2025.

Under PMAY-Urban, the state reports 68,901 houses sanctioned, dated 28 September 2026. Houses completed come to 56,877, or 83%. Occupied houses number 45,581, and 6,867 are still under construction.

Registrations can be followed on eregistrationukgov.in, and land records are kept on BHULEKH, the Land Records Computerization system. This page names no state RERA authority, because none appears in the data behind it, so the project-registration step is not covered here. Check the state's own notices for it before relying on any project. Dehradun is the only city covered in the state, and its page adds the Nagar Nigam property-tax link.
