Home loan eligibility calculator for India

Income, EMI and loan-to-value, reference figures checked on 4 November 2026 against the Reserve Bank of India.

In short

With ₹1,00,000 of monthly surplus income, no other loan and 55% of it going to the EMI, a household can repay ₹55,000 a month: at 7.68% over 20 years that is a loan of about ₹67.35 lakh, enough for a home of up to ₹84.19 lakh under the RBI 80% loan-to-value cap. The RBI sets no fixed share of income for EMIs: each lender sets its own, so ask yours for its ratio and the income it applies it to.

Stamp duty and registration: computed only for the states whose official rates Payotte could read; choose one, or check the rate with your state's registration department.

Formula: EMI you can pay = surplus income × share − existing EMIs; maximum loan = the loan that EMI repays at the rate over the tenure (reducing balance); highest price = loan ÷ RBI loan-to-value cap of the loan's size (90% up to ₹30 lakh, 80% above ₹30 lakh up to ₹75 lakh, 75% above ₹75 lakh). The default share, 55%, is the low end of the 55-60% of disposable income that the RBI's FAQ says a bank typically assumes; some banks apply their ratio to gross income instead. Not included: your age and the maximum tenure your lender allows, your credit score, processing fees, insurance, GST on an under-construction home, and the lender's own valuation of the property.

55% of the income goes to the EMI, no other loan, at the RBI weighted average lending rate on fresh housing loans (September 2026, provisional). Price = loan ÷ the RBI loan-to-value cap; stamp duty and registration come on top and are paid from your own funds.
