Buying a home in Thiruvananthapuram: stamp duty, loan, prices

On a ₹50 lakh home in Thiruvananthapuram, stamp duty and registration come to ₹5,00,000 under Kerala rates in force since 1 April 2023.

Data as of 14 October 2026

Anyone registering a flat or house in Thiruvananthapuram pays the rates that Kerala applies everywhere. Duty is 8 per cent and registration is 2 per cent, charged on fair value. That is ₹4,00,000 plus ₹1,00,000 for a ₹50 lakh price, and ₹10,00,000 in total for ₹1 crore. No further charge is hidden behind the total. The Registration Department, Government of Kerala, has applied this table from 1 April 2023.

Unlike its neighbour Kochi, this page has no municipal corporation entry, so there is no property-tax link to give. What it does list is the registration portal of the Registration Department, Kerala, the Ente Bhoomi land records system, and E-RERA, the Kerala Real Estate Regulatory Authority, for checking a project before paying. Each of these links is shared with the Kochi page, as the state runs them.

The RBI House Price Index includes the city, with its own figure held in the RBI DBIE database only.

State-level housing progress under PMAY-Urban, read on 28 September 2026: 1,58,780 houses sanctioned, 1,44,264 completed (91%), 1,44,118 occupied and 5,065 still under construction. The other covered Kerala city is Kochi, which follows identical charges. Both city pages therefore share their housing-scheme figures, since the report counts the whole state.
