In short
Stamp duty is not computed for Uttar Pradesh: its rate pages cannot be read from outside India. Across the RBI's 18 cities, house prices rose +3.6% over a year (Q1:2026-27 (April-June 2026)). A bank lends at most 80% of a ₹50 lakh home (RBI); the average rate on new housing loans was 7.68% in September 2026.

Noida against the rest of India
The NHB press release gives no RESIDEX figure for Noida. The city is one of the 18 in the RBI House Price Index, whose combined change over a year is +3.6%; its own number sits in the RBI database, not in the release. The nine cities with a RESIDEX figure range from -1.7% to +24.4%.
Where Payotte reads the rates, the duty on a ₹50 lakh home runs from ₹2,50,000 in Uttarakhand (5% of the price) to ₹5,00,000 in Puducherry (10%): seven states and union territories out of 36, which leaves Uttar Pradesh off that scale.
Noida lies at 28.6°N, 77.3°E. Delhi, 15 km to the north-west, is practically next door, then Ghaziabad (15 km, north-east) and Faridabad (20 km, south), as the crow flies. Five cities in all lie within 150 km (Delhi, Ghaziabad, Faridabad, Gurugram and Meerut). The farthest is Thiruvananthapuram, 2,235 km away. The closest city with a RESIDEX figure is Faridabad, 20 km away, at +24.4%: a neighbour's number, not Noida's own.
Uttar Pradesh has four other cities on Payotte: Ghaziabad, Kanpur, Lucknow and Meerut. None of them has a RESIDEX figure either.
