Buying a home in Ahmedabad: stamp duty, loan, prices

Home valuations in Ahmedabad moved +7.9% in a year, against +7% for the 50-city composite (NHB RESIDEX, April-June 2026); Payotte does not compute Gujarat stamp duty, whose rate tables could not be read.

Data as of 28 September 2026

Ahmedabad is placed 4 of 9 cities with a RESIDEX figure by the National Housing Bank. Faridabad +24.4% has the highest reading in that set, and Kalyan-Dombivli -1.7% the lowest. RESIDEX is built from valuations made for lenders, namely banks and housing finance companies, so it records appraised values rather than prices actually paid. The Ahmedabad reading covers April-June 2026.

Gujarat is the state, and the Gujarat Real Estate Regulatory Authority handles RERA matters. Property registrations go through Automation of Administration of Registration, Valuation & Indexing (GARVI). Land records can be looked up in Any RoR - Land Record Details. At city level, the Amdavad (Ahmedabad) Municipal Corporation (AMC) offers Pay Property Tax on its website. Payotte also covers Rajkot, Surat and Vadodara in Gujarat.

Under PMAY-Urban, Gujarat shows 11,73,053 houses sanctioned and 10,17,230 completed, which is 87%. The count is dated 28 September 2026. Occupancy stands at 9,74,497 houses, with 35,915 still under construction. The RBI House Price Index also includes Ahmedabad, although the city figure sits only in the RBI DBIE database. New housing loans carried a mean rate of 7.61% in August 2026. These figures describe the lending market as a whole and are not specific to Gujarat. Nothing here predicts where Ahmedabad valuations will go next.
